Roof & Balcony Leak Detection in Dubai & the UAE

UAE rain is rare but heavy, and it quickly shows up failed roof membranes, blocked balcony drains, cracked tiles and poorly sealed doors. Irrigation and cleaning water cause the same problems all year. We test each possible entry point and show you where water is getting in. Fixed prices from AED 1,150 including VAT.

Signs of a roof or balcony leak

  • Ceiling stains that appear after rain, irrigation or cleaning
  • Water marks below sliding doors or window frames
  • White salt deposits or lifting tiles on a balcony
  • Damp walls under a terrace, roof garden or podium
  • Water in a car park below a garden or pool deck

How we find it

  • Controlled water testing of drains, membranes, doors and windows one at a time
  • UV tracer dye to confirm the exact entry point
  • Thermal imaging and moisture mapping to track water through the structure
  • Drone inspection of roofs that are hard to reach, where permitted

Price

Apartments AED 1,150 and villas AED 1,650 for the first hour on site, then AED 495 per extra hour. All prices include 5% VAT and a written report. Large roofs and podiums are quoted on request. See all prices.

Roof and balcony leak FAQs

Can you find a rain leak when it is not raining?

Yes. We recreate the conditions with controlled water testing, one area at a time, until the leak appears inside.

My balcony belongs to the unit above. Who pays?

That depends on your building and whether the balcony is a common area. Our report shows where the water enters, which helps owners and building management agree who is responsible.

Do you inspect villa roofs?

Yes, including flat roofs, roof terraces, parapets and roof penetrations for AC units and pipes.
